There are various resources for finding job leads. I have used job boards with email alerts (can't ever get the right jobs sent to me though), yellow pages, online and offline classifieds, and job forums. I have to use all of them together to find a few leads. There is one other resource I have recently added to the list - electronic newsletters that post company information. This is an excellent way to network and find job leads. Many companies don't post their open positions, so utilizing an electronic newsletter is a great way to find these job leads.

My favorite electronic newsletter is TechLinks (http://www.techlinks.net). My subscription with them began early this year, 2005, and since then I have met many good contacts.

When you become a member you can have them send you their newsletter through email. When they send you the newsletter there will be links to various articles like company mergers, promotions within companies, companies that implement new technologies, etc.

Also, if you ask them, they will provide links for you to submit articles and provide you with emails to contact their staff members. I have spoken with some of the staff members and all of them are a wealth of information - they are very helpful.

Looking for a job is tiring, but if you find various places to submit your resume, you will be surprised with the results. Don't rely solely on one method to find job leads because there are so many avenues to walk to find your ideal job.

A few months ago, arriving at a client’s office to begin a group meeting, I discovered that two women, who had committed to joining us for a series of meetings, had changed their minds. In less than two minutes, I convinced them to join us. Did I use some sort of magic You bet I did. Would you like to know that magic

Neuro-Linguistic Programing NLP, a science that studies the language of the mind, breaks down, step-by-step, the strategies humans use to connect with others. Most people believe that we communicate primarily through language and words. Yet, many business people are aware of body language and its importance in interacting with people. Some may be aware of studies that show that language has less influence on others than physiology and tonality. If we want to connect with others, it behooves us to be consciously aware of how we use physiology and tonality as well as how we use words.

Here is the brake down of how we communicate: 7% through words, 38% through tonality, 55% through physiology. It’s clear that if we focus our communication only on words and language, we are missing out on 93% of our resources for communication. NLP teaches that anyone can establish rapport with another person instantaneously. Rapport in NLP is defined differently from its usual definition. Rapport, as NLP views it, is not developing a relationship, although it may lead to relationship. NLP defines rapport as an instant connection with another person, usually taking place at the subconscious level.

When people meet and instantly feel they know each other, or people are instantly comfortable with each other, this is rapport. “I feel as if I’ve known you for years” is a statement that shows instant rapport.

This kind of rapport happens all the time. People practice rapport unconsciously with friends, family, and new acquaintances. NLP helps us to do consciously and with volition what we do naturally but often unconsciously with the people we know and meet.

This article will sketch out some basic strategies that, if put into practice, can dramatically change a person’s interaction with others and help her to make connections easily. It’s like magic.

PHYSIOLOGY

Since physiology is the primary way people communicate 55%, everyone should have at least a basic understanding of how to establish rapport on a physical level. Posture, breathing, eye movement, blinking are all possible ways of establishing rapport. There are two ways of creating a connection through physiology: matching and mirroring.

Matching is doing the same thing with your body as someone else is doing with her body. For example, if someone standing in front of you has her head tilt to the right, you would tilt your head to the right. If someone were observing you, she would see your heads tilted in opposite directions.

Mirroring creates a mirror image. If someone has her head tilted right, and you are standing in front of her, you tilt your head to the left. To an observer, your heads would be tilted in the same direction.

Both matching and mirroring should be done subtly, not exaggerated. The idea is to connect, not to be offensive. Most people find it offensive if someone is mimicking them. Don’t do what children do when imitating someone with the intention of annoying. When establishing rapport, the goal is to be natural, smooth, and inconspicuous. Observe people who like each other. People do these things naturally. When people are matching and mirroring each other, they are establishing rapport. They are connecting on an unconscious level.

Go back and read the first paragraph of this article. My magic was simple. I noticed that the women were standing with their shoulders slumped forward and they were leaning toward each other. I matched them and smiled. Magic!

People match and mirror each other all the time. Go to a public place where people are interacting. How do we know that the couple, sitting across from us in a restaurant, are attracted to each other They are both leaning toward each other; they are making eye contact; they are crossing their legs. If someone were to carefully observe them, there would be numerous ways their physiology matched or mirrored the other. This sends a signal to the other person, “I’m with you. We are connecting. I’m like you.” It also sends a signal to those who are observing. Have you ever walked into a room and knew the people in the room were having an intimate conversation, and you felt like an intruder You didn’t hear their words, but you knew instinctively that you interrupted something. You were reading their physiology.

Imagine you are talking with someone, he glances at his watch frequently, doesn’t maintain eye contact, and he isn’t matching or mirroring. He is sending a signal. It’s not one of rapport. More than likely, you’ll cut the conversation short and let him go about his business.

Some people are masters, consciously or unconsciously, of matching and mirroring other people’s physiology. These people are often social, well liked, and popular. But if they are using this skill to manipulate people, they are probably not very popular and are likely to be seen as a fake or phony. This is a powerful tool when used with integrity, but it can backfire if it is used in negative ways.

THE DETAILS Mirroring creates a deeper connection than matching. Matching is more subtle and easier to do. If you wish to establish a deeper connection, you might consider matching first and then moving toward mirroring. Areas to match and mirror: breathing, posture, blinking, hand movement. You can match and mirror more than one aspect of someone’s physiology. Think specifics. If you match someone’s breathing, ask yourself: where are they breathing High in the chest In the middle Low Is their breathing deep, shallow, fast, slow If you want to practice, try doing this with a baby or child who is upset or being hyper. Match her breathing, when you get into sync for a while begin to slow your breathing. If you are in rapport with the child, she will begin to match your breathing. Her breathing will slow, and she will begin to calm down. You have changed her physiology and mood by changing her breathing. Be careful with this one, you might find that parents will begin to call you to babysit. Hand movements are important to watch. If a person you are talking to doesn’t use hand movements, note that and don’t use hand movements. Doing so could break rapport rather than establish it. If someone does use hand movements, match your movements to hers. Be aware of what the person you are talking to does with her hands and match as closely as you can. Watch head angles, shoulders, how a person sits. I slouch. One of my best friends sits up very straight. When I’m with him, I notice that I tend to sit up straighter. Blinking is one of the most subtle ways of getting into rapport with someone. Most people aren’t aware of their blinking patterns. I’ve tried this with people who blink rapidly, and I find it tiring and distracting. I learned something about myself: I don’t blink a lot.

These are a few suggestions. You’ll discover more as you begin to notice other people’s physiology.

Part I of this article explored how strategies of Neuro-Linguistic Programing NLP can be used to gain instant rapport with clients, leads, and business associates, and more specifically, how to use physiology, matching and mirroring, to create instant magic communications.

Now, how can tonality and words establish rapport

TONALITY

While physiology accounts for 55% of communication among humans, tonality accounts for 38%. Most people have had the experience of someone saying, “I’m fine. Nothing’s wrong.” While the literal words indicate that this person doesn’t have a problem, everyone knows that the tone used can speak louder than the words.

Someone yelling “I’m not mad,” isn’t convincing. If this happens in a sitcom, we laugh. In real life, we dismiss the words and read the meaning from the tone of voice. Often tonality is more subtle than these examples, but it is still a powerful communicator. Boredom, excitement, anger, melancholy, disbelief, questions, enthusiasm, honesty are more often communicated through tone, rather than words.

What do you wish to communicate to clients, leads, or business associates Make your tonality appropriate.

Many people do business exclusively over the phone. When talking on the phone, it is crucial to be aware of tonality. In a phone conversation, both people are communicating via their tonality, often unconsciously. Don’t leave tonality to chance. Enthusiasm, charm, friendliness as well as boredom, depression, and annoyance are communicated through sound.

TONALITY

Tonality includes: Tone pitch: high, low Tempo speed: slow, fast Timbre quality: clear, raspy Volume loudness

If you are talking to someone, who has a high-pitched voice raise your pitch a little. Like matching and mirroring, you don’t want to imitate. Don’t be dramatic, be subtle. Match the last few words someone says.

Speed is important. People who talk fast are often impatient with people who speak slower. People who speak at a slow speed are often turned off by people who speak rapidly. For someone who naturally speaks fast, slower speaking people seems to take forever to say something. For someone who naturally speaks slowly, the fast talker seems hyper, insincere. The cliche “fast talking city slicker” captures this idea.

I was in New York giving a presentation; the person who presented before I did took more than her a lotted time. My presentation was cut short. I began speaking at what I considered high speed and told everyone that I was talking fast because I wanted to get through my entire presentation. Several audience members laughed and said, “We’re New Yorkers. No matter how fast you talk, it won’t be too fast.” I couldn’t match their speed. In contrast to New Yorkers, I visited a friend in Georgia whose southern drawl was slow, hypnotic, and relaxed.

Notice timbre and volume! Volume of voice can be very effective with someone who is angry. A few years ago, I unwittingly angered another professor. As he became more angry, his voice grew louder. I kept my voice low and soft, believing that would calm him. I watched rather mystified as he grew more angry as I controlled my voice, trying to sound calm and in control.

If someone is angry, try matching the volume of his voice without matching the anger. It might feel strange, but matching the volume creates rapport.

There is one other thing to keep in mind for phone rapport. If you are the person calling, you set the pace for the phone call. If you have high energy, excitement, enthusiasm, you will put the person on the other end of the line into a better mood. You can maintain the energy, excitement, and enthusiasm while matching tone, temp, timbre, and volume. This was model for me about a year ago. I wasn’t feeling great and was rather down in the dumps. I phoned a business. The woman who answered the phone was energetic and excited. I immediately felt a shift in my mood. When I hung up, I was in a better mood. A few weeks later when I met this woman, I was predisposed to like her. She had immediately established rapport with me.

Use your physiology to get you in an enthusiastic mood: sit up straight, smile, and tell yourself you’re excited. Then dial the phone.

WORDS

Words may only account for 7% of our communication, but it is an important 7% and complex than other ways of establishing rapport.

When communicating, predicates verbs, key words, common experiences and associations are vital in establishing rapport. Common experiences and associations are obvious. These areas are often the bases of friendships and business associations. It goes without saying that establishing a common bond with a client, lead, or business associate is good business. Be honest when doing this.

Key words sometimes slip by under the radar. Begin to listen for key words or phrases that someone repeats. This is a simple way of establishing rapport. Repeat back key words. Slip them naturally into the conversation. Again use caution.

Predicates are more complicated. This is going to be the abridged version. Most people have preferred verbs that they repeat. This is more important than key words because the verbs signal a way of thinking. There are four primary modes of thinking: visual, auditory, kinesthetic feelings and touch, and audio-digital self-talk. What this means is that people process information through their preferred mode of thinking. I am audio-digital, so I am in a constant mode of checking things out with myself and talking to myself internally. My son is visual. He thinks in pictures; he sees, visualizes.

VISUAL: Someone who is visual will use words like see, picture, clear, foggy, vision, appear, look, reveal, view.

AUDITORY: Auditory people use words like hear, clear as a bell, that rings true; harmonize, resonate, tune in, tune out.

KINESTHETIC: Kinesthetic people use words like feel, touch, get a handle on, grasp, tap into, hard, concrete, catch on. These people think in terms of feeling and touch.

AUDIO DIGITAL: Audio digital people use words like understand, perceive, think, sense, experience, insensitive. These people do a lot of inner self-talk. They are very linguistically cognitive

This discovery will help you communicate more clearly, using someone’s preferred way of thinking rather than your own. If someone is visual and you are talking to her using audio predicates, it’s likely that she’ll miss your point. Consider how this knowledge could change family dynamics Or your business environment Communicating clearly could skyrocket to new levels. As you begin to see and hear how this works, it is easy to come to an understanding of and get a handle on how people connect. Notice that the last sentence used all four modes

If someone is audio, you might say, “I hear what you’re saying.” or “If this opportunity rings true for you, then . . .” With someone who is visual, you might say, “I can picture that,” or “If you can see yourself with this product, then . . .” What you are looking for is their way of processing information, and you are using their preferred mode of communicating to communicate clearly with a client, lead, or associate.

I’d suggest practicing one area at a time. Start with matching and mirroring someone’s posture, or expressions, or blinking. Take it slowly. It’s like learning anything: practice creates ease. Then move on to voice and words. You’ll discover that you will become much more observant and more conscious of what you do and what others do. You’ll also become a better communicator.

Always use these strategies with integrity. You can use magic to make connections with others. Do it consciously and with volition. Make win win situations. If you win and if your client or lead wins, you have created magic.

Mortgage Leads, Choosing the Best Option by

When it comes to buying leads.com/mortgageleads/ ">mortgage leads, there are many good companies out there for you to research, and many avenues to travel down when considering which lead type will work best for you. While working as a loan officer, I dealt with my fair share of mortgage lead companies. Along the way, I bought my leads in bulk, I bought them fresh, and I bought them with a live transfer. Researching lead companies is an important aspect when deciding to invest in one, but lets be honest with each other, we really don’t know what we are getting until we begin to purchase them. When I would purchase my leads in bulk, I would take $100.00 of my hard earned money, find what I believed to be the best cherry-picking site out there, and by about fifty leads at $2.00 each. Now I know that you get what you pay for, and my goal was to close two at the most, and at the very least, one. Over the years this approach would occasionally pay off, but I had the feeling of working harder, and not smarter. The next approach I took a shot at was the purchase of “real time “ leads, or “fresh leads.” I would take that same hard earned $100.00 and receive approximately three to five fresh leads consisting of purchase leads and refinance. These leads I did not cherry pick, I would set up a filter before hand. The filter would be specific to state, type of loan, credit, ltv, loan amount. Etc. When a lead came in and matched my filter, it would be stream lined directly to my e-mail account, and it would be roughly ten minutes old. I had a lot of success with these leads, but continued to keep all of my options open. The other type of lead I decided to take a shot at was the live transfer lead. I believed this to be a wonderful concept, and a very efficient way of obtaining leads and increasing my applications. I basically sat at my desk and waited for the lead company to transfer customers to me by way of the telephone. Sometimes this worked and sometimes it didn’t. The problem was, there was no guarantee that I was going to answer the phone. I worked in an office with ten other loan officers, if I stepped away from my desk, they would end up in my voice mailbox, or if the phone went unanswered, the potential customer would hang up. It is pointless to go into further detail, I think you get the picture, the live transfer at times could be a mess. Again, I felt as though I was working harder and not smarter. Before investing with mortgage lead companies, make sure you do your home work thoroughly. Read the companies “terms of service,” find out what their return policy is, call and speak with a representative, ask about a free trial. Does it consist of a free lead or some type of credit toward your first deposit? If they are confident in the quality of their leads, than they should not have a problem accommodating you. I have had, and know loan officers who have had success with all of the above mentioned lead type scenarios. Some may work for you and some may not. However, they had been called numerous times by different agents. Most were getting sick and tired of the calls. A few had begun working with other agents. Most hung-up angrily. Sales: 0 I spent two-thousand dollars on this experiment. I did not find one-receptive buyer. I had thrown away my money, not to mention time spent by my phoning staff to contact these “hot prospects”. What the heck was going on? How could these websites sell such garbage? I poked around, wrote a few e-mails to ‘industry experts’, not surprisingly, nobody got back to me. Luckily, I did end up making contact with a marketing person who had previously worked for a big lead selling outfit. She gave me the juicy details of how the majority of these lead companies operate, whether it is insurance leads, long-term care leads, annuity leads, or MLM/Work-from-Home leads. They all employ the same methods. Method 1: You send cute E-card to your mother wishing her a happy birthday. You fill out name, e-mail and click send. Your name and e-mail are captured. If the site is a lead harvester masquerading as an e-card site, you will now be e-mailed by people looking to sell you annuities, business opportunity offers, etc. Method 2: Leads site buys huge database, often just regional phone book listings. They sell these ‘leads’, which are nothing more than names and numbers picked from the phonebook. Some of these people may even be on the Do Not Call list, which could land you in hot water. Method 3: Harvesting leads from search engines. Often these leads are quality, but are expensive to capture, so the leads companies will sell the leads over and over. By the time you buy the lead, it could have been sold twenty times. Sometimes you’re the first to buy and you will find some quality prospects, more often you’re not. Method 4: Internet robots crawl web sites hunting for e-mail addresses associated with insurance and annuity content. Somebody might be inquiring about annuities on a newsgroup or forum, next thing they know they’re getting offers from annuity companies. The Annuity Lead companies don’t let you in on how they’ve harvested the leads. It’s called spam and you could get in serious trouble for contacting these people unsolicited. My contact did say there are decent leads sites. She said to check their policy to see if they guarantee the leads. Keep in mind, just because they have a guarantee doesn’t mean you’ll get your money back if the leads fail to produce results. But often sites with some kind of guarantee are sites that harvest only quality leads and only sell them once. If you’re still of the mind to try internet leads my advice is to try just a few. Don’t buy into a huge program that requires a minimum monthly or a large upfront purchase. Experiment a little with a cross-section of sites. Who knows, you may find one that’s legit that’ll help you make some money. Anyone that works in sales knows just how important it is to have lead sources to keep your pipeline filled. But it is not only how we obtain the leads that is important, it’s what we do with them once we get them. One of the most critical mistakes a sales person can make once they receive a lead, is not acting on it immediately. I once worked with a guy who belonged to a networking group, the soul purpose of his joining this group was to receive leads. This group wasn’t cheap either, it cost him $500.00 annually to be a member. He would come back from his weekly meeting with a lead in his hand and pin it to the bulletin board above his desk, and there it would stay until he noticed it a few days later. It drove me nuts! In sales, and it does not matter what you are selling, every day is critical! At any moment, your competitor can call your customer and walk away with the business. Another common mistake I have witnessed countless times, is contacting the lead in a timely fashion, but having absolutely no enthusiasm once you contact the customer. When you call a potential customer, smile as you speak to them, the customer will pick up on the inflection in your voice and respond to it. Don’t act as though the customer is a burden to you, and that you are doing them a favor. Remember, you are the expert when it comes to your product, don’t expect your customer to know everything, if they did, they wouldn’t need you. So make sure they know that you are happy to help them. Another no-no when following up on a lead is to yawn, sneeze, or cough into the receiver of the phone. I understand that these are normal and common bodily functions, but there is no excuse for doing it directly into the receiver, this is a great way to loose the sale, the yawn alone will most likely make the customer hang up the phone. Always put yourself in the shoes of the customer. Imagine meeting someone for the first time over the telephone and your conversation is being interrupted by yawns, and sneezes, I doubt you would be gung-ho about doing business with them Following up with a lead and then putting that person on hold is another common mistake I have come across. Although your reasons for putting your customer on hold may seem very important to you, your customer will find it to be annoying regardless of your reasons. So be sure to set aside a time to call your lead when you know the interruptions will be few. So the next time you receive a lead, act on it immediately, let your customer know that you are happy to work with them, speak clearly and avoid interruptions, and watch your sales productivity increase!
